What NYC Buyers Regret 3 Months After Closing

The closing is done. The keys are in hand. The boxes are unpacked.

And then—reality sets in.

As a NYC broker, here are the things I see buyers regret just a few months after closing:

1. Underestimating the true monthly cost
That “comfortable” budget starts to feel tight once maintenance, taxes, utilities, and everyday life stack up. What looked fine on paper can feel very different month to month.

2. Not digging into the building’s finances
Low maintenance can be a red flag. I’ve seen buyers get hit with unexpected assessments or sharp increases shortly after moving in.

3. Prioritizing aesthetics over layout
A beautiful apartment doesn’t always function well. Lack of storage, awkward flow, or small bedrooms become a daily frustration fast.

4. Ignoring the building culture
Co-op boards, rules, neighbors—it matters more than people think. Your experience isn’t just your unit, it’s the entire building.

5. Compromising on location more than they should have
You can renovate an apartment. You can’t change your commute, your block, or your neighborhood feel.

The pattern is always the same: buyers focus on how a place looks, not how it lives.

The best purchases happen when you think a few months ahead—when the excitement wears off and real life kicks in.
