This week New York City was hit with about a foot of snow – I am still working on digging out my car!  Shoveling a foot of snow is not for the faint of heart!  However, in New York City real estate, a snowstorm is more than an inconvenience—it’s a stress test.  Winter weather quickly exposes how a building performs.

 

Heat and insulation issues become obvious when temperatures drop: cold floors, drafty windows, or uneven heating can signal aging systems or poor construction.  Important if you have kids or pets too!

 

Windows and finishes tell another story. Condensation, moisture, or noticeable drafts may point to deferred maintenance or cosmetic renovations that don’t hold up under real conditions.  Also important if looking at newer construction or pre-war buildings.

 

As snow melts, water management comes into focus. Leaks, pooling near entrances, or basement moisture can reveal vulnerabilities that aren’t visible on dry days—and can be costly if overlooked. 

 

Storms also highlight building management potential issues; does anyone in NYC love their property management company? Prompt snow removal, safe entryways, and well-maintained common areas are signs of a building that’s run well, even under pressure.

 

Finally, snow quiets the city, making noise and livability more noticeable—from neighbors to pipes to mechanical systems.

 

For buyers, seeing a property during or just after a snowstorm can be an advantage. You’re not just touring an apartment—you’re seeing how the building performs when it matters most.
