Everyone walks into a showing focused on the sexy stuff — marble kitchens, fancy appliances, that “vibe.”

But after years of selling Manhattan real estate, I can tell you this:

The things that actually impact your life (and resale value) are often quieter.

Here are the five that matter most.


1. Noise

You cannot renovate away traffic.

An apartment can feel peaceful during a 15-minute showing. Live there for a week and meet the 6am garbage trucks.

Always pause. Stand still. Listen.

**Quiet in NYC is gold.**


2. Light

“Bright” is relative.

North-facing on a low floor? Very different than south-facing with open sky.

Light affects mood, space, and value. Lamps can’t compete with sun.


3. Layout

Square footage means nothing if the flow is bad.

Long hallways, awkward kitchens, bedrooms that technically fit a bed — these things add up.

I’d take 650 well-designed square feet over 900 poorly laid out any day.


4. Ceiling Height

8 feet vs. 9.5 feet changes everything.  Don’t forget your light fixtures!

Height makes a space feel airy, elevated, and more expensive — even if it isn’t.

You can’t raise ceilings later.


5. The Building Itself

The kitchen might be stunning. But what about:

• Reserve funds
• Upcoming assessments
• Litigation
• Owner occupancy

The building is the investment. Finishes are cosmetic.


No apartment is perfect.

But there’s a big difference between “I’ll change the backsplash” and “this will bother me forever.”
